April 2026: Planning Fee Update

Planning fees for 2026

The pending increase in Planning Application fees, due to start on 1st April 2026, will be the first annual rise under new regulations that permits the Government to alter the fee structure in line with inflation, with a cap at 10%.


In addition to the Government increasing the fees that Local Planning Authorities are able to charge, The Planning Portal are also increasing their fee for processing the application to £91.02.


The Planning Portal provide an online service that permits applications to be submitted and paid for online, where the progress of the submission can be managed by agents and applicants until the application has been acknowledged.


The following guide outlines the increase in fees for some of the most commonly submitted Planning Applications & Permitted Development. 


As of the 1st April 2026, your application will not be processed and will not be validated if the correct fee is not paid.

Householder Planning Application Fees: April 2026

  • Alterations / extensions to a single dwellinghouse – £548 
  • Alterations / extensions to a two or more dwellinghouse – £1,083 
  • Operations within the boundary of an existing dwellinghouse including ancillary outbuildings, gates, fences etc – £272      
  • Application for a large rear extension – £249 
  • Additional storeys on a home – £249 
  • Alterations for a disabled person – N/A
  • If an application for planning permission (for which a fee is payable) being made by the same applicant on the same date for the same site, buildings or land as the prior approval application (for larger home extensions, additional storeys on a home, or change of uses) – N/A


  • Listed Building Consent – N/A
  • Application for removal or variation of a condition following grant of planning permission, householder – £89 
  • Discharge of conditions, householder – £89 per request 
  • Non Material Amendment for householder – £46
  • Tree Preservation (TPO) works or in a conservation area – N/A

Residential Outline

Outline Application Fees: April 2026

  • The erection of dwellinghouses per 0.1 hectares for sites up to and including 0.5 hectares – £610 for each 0.1ha (or part thereof) 
  • The erection of dwellinghouse per 0.1 hectares for sites between 0.5ha and 2.5 hectares – £659 for each 0.1ha (or  part thereof) 
  • The erection of dwellinghouse in excess of 2.5 hectares – £16,291 + £196 for each 0.1 ha (or part thereof) in excess of 2.5 ha to a maximum of £213,769 
  • The erection of other buildings per 0.1 hectares for sites up to and including 0.5 hectares – £610 for each 0.1ha (or part thereof) 
  • The erection of other buildings per 0.1 hectares for sites between 0.5ha and 2.5 hectares – £659 for each 0.1ha (or part thereof)
  • The erection of other buildings in excess of 2.5 hectares – £16,291 + £196 for each 0.1 ha (or part thereof) in excess of 2.5 ha to a maximum of £213,769
  • Mixed use Development less than 0.5 hectares – £578 for each 0.1 ha (or part thereof)
  • Mixed use Development between 0.5 hectares and 2.5 hectares – £624 for each 0.1 ha (or part thereof)
  • Mixed use Development more than 2.5 hectares – £15,433 + £186 for each 0.1 hectare (or part thereof) in excess of 2.5 ha to a maximum of £202,500
