Planning Approved
Planning consent has been granted for a Householder Application, as well as Listed Building Consent for one of the barn conversion at the Top Farm complex in Ticknall, South Derbyshire.
The application was for:
- The erection of 2 porches.
- Replacement and upgrading of all doors and windows
- And the Permanent closure of an existing entrance
The property is on the edge of the Ticknall Conservation area, recognised as a building which contributes positively to the special architectural or historic character of the village, and adjoins a Grade II Listed property.
The brief from the client was:
- Improve access
- upgrade and make changes to all existing windows and doors
- Help improve the amount of natural light.
Due to the historic nature of the building once being an agricultural building associated with the main farmhouse, the conversion had intentionally avoided using more residential architecture, aiming to keep the agrarian character. However in doing so, the main entrance to the building was unusable by the applicants who had lived there for over 20 years.
Early engagement and a meeting on site with the council’s Conservation Officer was extremely beneficial in securing a quick approval! By discussing the client's on going issue with the property, and a proposal on how to resolve it prior to any application, Henderson Planning & Design Ltd were able to establish that through careful design the proposal would likely receive support and approval.

Listed Building applications can be incredibly difficult to navigate and can often leave applicants frustrated throughout the application process if they have not carefully considered how their proposal will effect the building, or area, of historic interest.
